Inclusions

We provide high-quality steel kit homes. By supplying the steel stud wall frames, roof trusses, exterior cladding, flashings and gutters, we give you the structure and shell of the home. This offers you the freedom and flexibility to finish the build to your taste and budget.


Standards, Codes, Engineering, and Plans

The building is designed in accordance with the latest codes and standards: NCC: 2022 AS/NZS 1170.1:2002 AS/NZS 1170.2:2021 AS/NZS 1170.3:2003 AS/NZS 1170.4:2007 AS 2870:2011 AS 3600:2018 AS 4100:2020 AS/NZS 4600:2018 

Plans include: 

  • Engineering letters/certification.
  • Elevations and Connection details of the kit for both council approvals and building certification.
  • Slab and footing (concrete) designs. 
    • Designs and engineering are provided for Class A, S, M or H1 soil conditions with a safe bearing value >100kPa. Raised floor footings are to A, S, & M only. Soil conditions outside of the nominated ranges will require additional independent engineering for footings and slab designs.

Frames

We use TRUECORE® steel stud frames. Made by BlueScope for residential use, this zinc/aluminium alloy-coated steel is recognised by its signature blue finish. 

Component Identification: 

Key components are clearly marked for easy identification and placement, and are cut to the required length.


Roof and Wall Sheeting

Includes horizontal COLORBOND® steel wall sheeting and corrugated ZINCALUME® steel roof sheeting.


Gutters

The gutter type supplied will be nominated by our supplier as the most common type for your area. 


Fasteners

All connections are Tek-screwed. Roof and wall screws provided to Climaseal® 4 standard. All other screws are Class 3.


Delivery

Delivery is quoted for standard delivery routes. Additional fees apply where the address is beyond the normal route. Alternatively, delivery can be organised by the customer Ex Works (pick up from regional depot).

Exclusions

As we deliver Australia-wide, site-specific requirements and local council approvals are managed by the ownerensuring the kit home project meets all necessary local site specifications.  


Fit-Out

Customise and control your budget by sourcing your own fit-out supplies, which can include:

  • Linings and trims.
  • Insulation and thermal break.
  • Flooring.
  • Electrical fit-out, lighting, and fixtures.  
  • Door & window furniture.


Site Drawing for Council Submission

Site-specific drawings are not provided; these can include: 

  • Site/lot plans (often required for development approval).
  • Plumbing and drainage plans.
  • Site-specific reports, such as bush fire protection plans.
  • Energy efficiency reports. 
  • Geotechnical reports. 

These are typically best sourced and produced by local providers when and where required. We do not arrange or submit for council approvals. 


Cutting and Drilling

It will be necessary to cut and/or drill some components on site. You will need quality building tools.


Downpipes

Downpipes are to be provided by others to suit your site, roof, and water storage/drainage requirements.


Windows and Doors

The supply of windows and doors is not included in the quoted price. Window and door locations are nominated on each floor plan alongside specific dimensions needed. Check your individual floor plans for dimensions and quantities.


Slab and Piers

Slab and piers (concrete) are not provided by Wide Span Homes (we provide the steel), allowing you to engage a local concreter directly using your footing plans.

All dimensions nominated are nominal sizes only.


Colours

Certain products and areas have a limited colour range. Please consult your representative for more information regarding available colours in your area.


Environmental characteristics

All components of the steel building are designed to suit the conditions generally described as “non-aggressive”. Care must be taken with any steel building to ensure that regular maintenance is carried out. The suitable conditions and maintenance requirements are defined in the various BlueScope Steel Technical Bulletins.


Design Criteria

Unless otherwise stated, this building is suitable for the site wind classification of up to N4 for non-cyclonic and C2 for cyclonic. 

Non-cyclonic rating to N4 is available as an option for most homes, as are some levels of earthquake or snow loading. If your site requires specialised engineering for high-wind areas, explore our range of cyclone rated kit homes or talk to our Kit Homes Specialist about your site.


Outside free delivery zone (Ex Works)

If your address is outside of our freight zones and requires pickup, collection of your steel kit home will be from our suppliers' regional depots; freight to be arranged by the customer.
