Yes. All Wide Span Homes are engineered to meet the National Construction Code (NCC) 2022 requirements for Class 1a buildings, making them suitable for permanent residential use.

Wide Span Homes are manufactured using non-combustible Australian TRUECORE® steel and COLORBOND® steel cladding. While we provide the structural shell, your final Bushfire Attack Level (BAL) rating depends on your specific site conditions. 

 The BAL rating can impact several elements of your project, including: 

• Doors and windows 
• Screens 
• Decking materials 
• Insulation 

You will need to source a site specific BAL assessment from a local provider to determine the exact requirements for your council submission. 

We supply the steel stud wall frames, roof trusses, exterior cladding, flashings and gutters. The supply of windows and doors is not included in the quote, allowing you to source these locally. Window and door locations and required dimensions are nominated on each floor plan for your reference. 

Please note: Your choices of these materials and products can be impacted by site specific BAL ratings and energy efficiency requirements. 

Yes. Our buildings are designed in accordance with the latest Australian standards, including AS/NZS 1170 (Structural Design Actions), AS 4100 (Steel Structures), and AS/NZS 4600 (Cold-formed Steel Structures).

Yes. Unless otherwise stated, our homes are suitable for site wind classifications up to N4 for non-cyclonic regions and C2 for cyclonic regions. Your quote & engineering is provided for specific building addresses to ensure compliance with local wind speed requirements.

We provide a Council Approval Guarantee by supplying the necessary engineering letters, certification, elevations, and connection details. However, we do not arrange or submit applications; site-specific items like site plans, plumbing drawings, and energy reports must be sourced by the owner.

No. Wide Span Homes is a supplier of steel kits. We provide the structural components and engineering, but the owner is responsible for managing local council approvals, site-specific requirements, and engaging trades for installation. 

Because Wide Span Homes is a kit supplier, we can only provide the price for the steel kit components themselves. Additional costs to reach "lock-up" will include local council fees, slab and footing construction, windows and doors, and the labour for a licensed builder to assemble the kit home.

We do not offer turnkey solutions. We focus on supplying high-quality steel structures, allowing you to manage the project or engage a local builder to complete the fit-out, which helps you maintain control over your total budget.

No. We supply the steel kits and plans, including slab and footing designs for standard soil types (Class A, S, M, or H1). You will need to engage a local concreter for the slab and a licensed builder to erect the kit home. 

Our raised floor options are designed for Soil types A, S & M only.

Yes. All kit homes include a detailed construction manual and comprehensive engineering plans. While some on-site cutting and drilling of components is required, any qualified builder with quality tools can complete the assembly.

• The schedule of your chosen trades or builders 

What we can talk about directly is the time frame of producing plans and engineering, and then the manufacturing and delivery of the kit home from Wide Span Homes.  

In most instances: 

• Council plans are turnaround in ten (10) to fourteen (14) days 

• Kit home manufacture is typically eight (8) to twelve (12) weeks from order placement through to fabrication, then delivery and pickup.
