Kit Home Process: What to Expect

Planning your next home is an exciting journey. At Wide Span Homes, we provide a streamlined service and quality steel kit homes to get your project moving. 

While many ask, "How long until I can move in?", the answer depends on several variables rather than one fixed date. Because of the many variables involved, there is no single fixed answer.

Regional variations like local council approvals and trade, service and material availability can all impact the total project timeframe.  

What is predictable is sourcing, engineering and supply timelines. Once we commence manufacturing, it typically takes 8 weeks (excluding holidays) for your kit to be ready for delivery. Here is exactly how we get your project from a conversation to a steel kit delivered to your site.

How it works 

Phase 1: Request Your Free Quote Online 

Submit your request online or by phone, and we will help finalise a quote based on what you need for your site.

Timeline: We will get back to you with a personalised quote within 2 business days. 

Phase 2: Design and Initial Deposit (15%) 

Once you have signed the purchase agreement and paid a 15% deposit, we will send over the floor and engineering plans you need for council submission. 

  • Timeline: Plans are engineered specifically for your site. The most council plan sets are issued in 2-5 working days after payment of the initial deposit and signing contracts. Some feature combinations and sites with earthquake and snow loading may require longer review periods by engineering for plan release.  
  • Our Guarantee: Your deposit is fully refundable if the council doesn't approve the engineering (see council guarantee, time limits apply). 
  • Council will typically issue design approval with requests for further information (RFI’s) using the plans issued as “council plans”  This is a normal process.

Phase 3: Documentation and Manufacturing (45%) 

When you know you’re ready to get started,  you have to get council approval and a plan to start construction; the next step is a 45% payment so manufacturing can begin. We will also provide construction documentation during this stage. 

  • Timeline: Manufacturing typically takes 8 weeks. 

Phase 4: Final Payment and Delivery (40%) 

Once delivery or pick dates are set, the remaining 40% balance will be due 10 days before the confirmed date. 

  • Timeline: Delivery timing varies by location and is confirmed upon final payment.  

Kit Home Specifications and Design Features 

Our kit homes are engineered to ensure the on-site assembly is efficient for the owner-builders or trade teams to construct the kit. We utilise TRUECORE® steel for all internal stud frame walls and roof trusses.

  • Residential Standard: We utilise a traditional layout with flush, residential-grade walls that are ready for plasterboard installation. 
  • Material Durability: The BlueScope steel used for your kit home is backed by a warranty of up to 20 years. 
  • Termite Resistance: TRUECORE® steel is a zinc/aluminium alloy coated steel that is 100% termite proof and non-combustible.

Wide Span Homes is a kit supplier only and does not perform building or assembly services. The final completion timeframe is contingent on several factors that you will need to manage.
